Dwarka Expressway is the stretch of road most buyers in Gurugram (Gurgaon) have heard about for years, mostly as a promise. It is now a working road, and the sectors along it are being judged on what exists on the ground. This guide sets out what the road is, how the corridor has filled in, and what a buyer should check before shortlisting any project on it, including GAIA Residences in Sector 102.
What the road is
The expressway is officially NH-248BB. It runs about 29 km from Dwarka Sector 21 in Delhi to Kherki Daula, near NH-48. On the Gurugram side it follows the alignment marked in planning documents as the Northern Peripheral Road, which is why site plans and approvals often use that name instead of "Dwarka Expressway". The Delhi section was opened to traffic in March 2024, connecting the Gurugram sectors to Dwarka and the airport side of Delhi.
At the Delhi end, Yashobhoomi (the India International Convention and Expo Centre) sits in Dwarka Sector 25.
How the corridor has developed
For a long time the sectors along the Northern Peripheral Road were sold ahead of the road itself. The road opening changed the conversation. Buyers now look at a sector and ask how the car actually gets from the gate to the main carriageway, and how long the drive to the Delhi border or the airport takes at 9 am on a weekday.
The corridor today is a mix of occupied societies, projects under construction, and fresh launches on land parcels that were held back. Schools, hospitals and retail are at different stages in different sectors. Verify them on a site visit.
What to check for any sector on the expressway
Road access from the specific sector
"On Dwarka Expressway" is used loosely in marketing. Some projects front the main road; others sit a few sectors in, reached through internal sector roads that may or may not be fully built. Ask to see the site plan and trace the route from the project gate to the expressway.
For GAIA Residences, the site plan shows the 150 m wide Northern Peripheral Road (Dwarka Expressway) along one side with a 12 m service road, and 24 m roads on two other sides. Check how each road looks on the day you visit. The location page has the details we can share.
Service roads and entry points
Frontage on a 150 m road does not by itself mean easy entry and exit. Check where the nearest entry and exit points are, whether a U-turn is needed to head towards Delhi, and whether the service road is continuous in front of the site.
Metro
A metro line along the expressway is proposed. There is no confirmed timeline. Treat any pitch that assumes a metro station within a set number of years as speculation, and do not let it carry weight in your price decision.
Drive times
The developer estimates IGI Airport Terminal 3 at about 15-20 minutes and the Delhi border at about 10 minutes from GAIA Residences. These are developer estimates. Test the drive at your own commute hour.
Thinking about supply and pricing
We do not quote growth percentages or compare price per sq.ft across projects on this site. Those figures change quickly and often come from interested sources. What you can do is compare like with like.
- Compare all-in cost. A headline price is usually excluding statutory charges. GAIA Residences starts at Rs 3.5 Cr onwards, excluding stamp duty, registration, GST and other statutory charges. Compare every project on the same basis.
- Compare carpet area. Super area figures differ in what they include. Ask each developer for carpet area and compare that.
- Compare the payment plan. A construction-linked plan spreads payments across the build. GAIA's channel material communicates a 30:30:40 construction-linked plan, to be confirmed at booking.
- Compare stage and approvals. A project with a RERA registration and approved building plans carries a different risk from one that is still at pre-launch.
- Count the supply around you. Ask how many towers and units are coming up in the same sector and next door. Large launches nearby can mean more resale competition in the years after possession.
For GAIA specifically, the land is 12.05 acres developed in phases. The GAIA Residences phase is registered on 1.6838 acres, and Amstoria Verti-Greens is an adjacent project on the same land with its own RERA registration.
Documents worth asking for
- RERA registration certificate (GAIA: RC/REP/HARERA/GGM/963/695/2025/66 dated 27.06.2025, HARERA Gurugram).
- Building plan approval memo (GAIA: ZP-1025/SD(RD)/2025/19414 dated 23.05.2025).
- Site plan showing roads and tower positions.
- Current price list and a cost sheet with every charge itemised.
Our RERA checklist for Gurugram buyers goes through how to verify these on the HARERA portal.
Where this leaves a buyer
The expressway is open and the corridor is filling in. What separates projects is local: which road the gate opens onto, what is being built next door, and the full cost once charges are added.
