Sector 102 Gurgaon: Roads, Access and Site Visit Checks

Sector 102 guide for BPTP Gaia Residences buyers: the Dwarka Expressway frontage, airport and Delhi access, Yashobhoomi, the proposed metro and what to check.

Sector 102 sits on the Dwarka Expressway in Gurugram, on the stretch between the Delhi border and the older sectors near NH-48. BPTP GAIA Residences is in this sector. This guide covers what is known about the location, what is still proposed, and what you should check yourself before you buy. For the map and project address, see the location page.

The expressway itself

The Dwarka Expressway (NH-248BB) runs about 29 km from Dwarka Sector 21 in Delhi to Kherki Daula near NH-48. The Delhi section opened to traffic in March 2024. For residents of the sectors along it, including 102, this means a direct road into Dwarka and towards the airport side of Delhi without going through the older Gurugram city roads.

If you want a wider view of the corridor, the sectors along it and how it connects to the rest of NCR, read our Dwarka Expressway corridor guide.

Road frontage at the GAIA site

According to the site plan, the land faces the 150 m wide Northern Peripheral Road (the Dwarka Expressway), with a 12 m service road on one side. There are 24 m sector roads on two sides. In practice, frontage on the service road matters more for daily use than the main carriageway, because that is where you enter and exit. On your visit, drive the service road in both directions and note where the nearest U-turns and slip roads are.

Airport, Delhi border and Yashobhoomi

The developer estimates the drive to IGI Airport Terminal 3 at about 15 to 20 minutes and to the Delhi border at about 10 minutes. These are developer estimates. Actual times depend on the hour, the day and ongoing roadwork, so time the drive yourself.

Yashobhoomi, the India International Convention and Expo Centre, is in Dwarka Sector 25 on the Delhi side of the expressway. For people who work in or around Dwarka, or who travel often for events and exhibitions, that end of the corridor is the relevant one.

Metro: proposed, no confirmed timeline

A metro line along the Dwarka Expressway has been proposed. There is no confirmed timeline for it. Do not factor a metro station into your decision on the basis of a brochure map or a verbal assurance. If metro access matters to you, treat it as a possible future benefit and plan your commute around the road network that exists today.

Schools, hospitals and daily needs

We are not listing specific schools, hospitals or shopping centres here, because names, admissions, services and distances change, and a list on a web page goes out of date. What we suggest instead is a short checklist for your visit.

Schools

  • Which schools run buses to Sector 102, and at what pickup time.
  • Admission availability for your child's class in the year you plan to move.
  • Drive time at 7:30 am, not at midday.

Healthcare

  • The nearest hospital with a 24-hour emergency department, and the drive time at night.
  • Clinics, diagnostic labs and pharmacies within a few minutes of the site.

Daily needs and retail

  • Grocery delivery coverage for the sector (check your usual apps with the site pin).
  • Where the nearest supermarket, bank branch and fuel station are.
  • Which retail and office projects nearby are complete and operating, and which are still under construction.

The channel partner shares a list of nearby schools, hospitals and retail with approximate drive times on request. Drive times in that list are estimates, and we recommend you check the ones that matter most to you on the ground.

Visit at peak hour

Most site visits happen late morning on a weekend, when roads are empty and every location looks close. Before you commit, make at least one trip at the time you will actually travel. That usually means a weekday morning between 8 and 10 am towards your office, and an evening return between 6 and 8 pm. Note the time taken at the toll plazas, the service road entry and any construction diversions.

A few other things worth checking on the same visit:

  • Which neighbouring plots are occupied, under construction or empty.
  • Street lighting on the service road and sector roads after dark.
  • Noise from the main carriageway at the tower positions facing the expressway.
  • Water logging on approach roads if you visit during or after the monsoon.

What the project adds within the site

A large part of daily life at GAIA is planned within the campus. The club, landscape and amenities cover 1.75 lakh sq.ft, with 50+ amenities including three pools (two outdoor, one indoor all-weather) plus a kids pool, fitness zones of about 10,800 sq.ft, indoor courts, a tuition centre and a business centre. The full list is on the amenities page. Internal amenities do not replace outside schools and hospitals, but they reduce how often you need to leave for sport, fitness and children's activities.
