Reading the BPTP Gaia Residences Master Plan, Step by Step

Read the BPTP Gaia Residences master plan on Dwarka Expressway: legend, road widths, tower labels like G+S+45, podium, EWS and future land and what it leaves out.

A master plan, or site plan, is the one drawing that shows the whole project at once: where the towers sit, where the roads are, where you enter, and what else is planned on the land. Most buyers glance at it in the brochure and move on to the floor plans. Spending ten minutes on it first will tell you more about how you will live in the project than any render. This guide uses the GAIA Residences and Amstoria Verti-Greens site plan in Sector 102 as the example. Note that the plan shown on this site is labelled an artistic impression, so treat it as indicative.

Start with the legend and the north arrow

The legend is the key that tells you what each colour, hatch pattern and symbol means. Read it before anything else. Typical entries are towers, club or podium, landscape, water bodies, roads, parking entry, and blocks for EWS or community use.

Then find the north arrow. It tells you which way each tower faces. In the Gurugram climate, orientation affects afternoon heat on west-facing rooms and how much light the living areas get. It also tells you which towers face the main road and which face the internal landscape.

Road widths around the site

Site plans mark the width of the roads that border the land. On the GAIA plan, the site fronts the 150 m wide Northern Peripheral Road (the Dwarka Expressway) with a 12 m service road on one side, and there are 24 m roads on two sides. Wider roads mean better access but also more traffic noise for towers close to them. Compare the plan with what you see on the ground. The location page and our Sector 102 neighbourhood guide cover the surroundings.

Entry and exit points

Look for arrows or gate symbols marking entry and exit. Ask these questions:

  • Which road does the main gate open onto, the service road or a sector road?
  • Are pedestrian and vehicle entries separate?
  • Where do cars go down to basement parking, and how far is that ramp from your tower?
  • Is there a separate service or construction entry?

Tower labels such as G+S+45

Each tower on a site plan usually carries a name and a floor count. On the GAIA plan, towers are marked G+S+45. G stands for ground floor, S usually denotes a stilt or service level, and 45 is the number of upper floors. Confirm what S means in this project with the sales team, since usage varies between developers. The plan also shows four units around each core, which tells you how many flats share a lift lobby on each floor. GAIA has 7 lifts per tower (6 passenger and 1 service).

Podium, club block and pools

The club and podium are usually drawn as a large block linked to the towers, with landscape around it. At GAIA, the club, landscape and amenities together cover 1.75 lakh sq.ft, with three pools (two outdoor, one indoor all-weather) plus a kids pool. On the plan, check where the outdoor pools sit relative to your tower, and whether the club is a short covered walk or across open landscape. The amenities page lists what is planned inside.

EWS block, school or sports block, and future development

Group housing plans in Haryana often show blocks that are not part of what you are buying:

  • EWS block - housing for economically weaker sections, required under planning norms. Note where it sits and how it is accessed.
  • School, community or sports block - land marked for such use may be built by the developer or handed over. Ask who builds it and when.
  • Future development - land shown as future development has not been designed or registered yet. Do not assume it will stay open. Ask what is permitted there.

Which towers belong to which registration

This is the part buyers most often get wrong. The total land here is 12.05 acres, developed in phases. The GAIA Residences phase is registered on 1.6838 acres under RERA number RC/REP/HARERA/GGM/963/695/2025/66, and Amstoria Verti-Greens has a separate registration, RC/REP/HARERA/GGM/910/642/2025/13. The GAIA phase has 3 towers.

We are not going to tell you which tower on the drawing falls under which registration, and you should not take anyone's word for it. Download the registration documents from the HARERA Gurugram website, check the tower names and the phase boundary shown there, and match them against the site plan. Our RERA checklist for Gurugram buyers explains how.

What a site plan does not tell you

  • Unit layouts. Room sizes, balcony positions and carpet area come from the floor plans and the builder-buyer agreement.
  • Final approvals. A brochure plan can change. The approved building plan and the occupation certificate are what count.
  • Phase timing. The plan shows the finished campus. It does not show which parts are built first or when later phases start. Check the completion date in each registration.
  • Specifications. Facade, flooring and air-conditioning details are on the specifications page.

Use the plan on your site visit

Carry a printout of the plan when you visit. Stand at the gate, find the north arrow, and locate your shortlisted tower from where you are standing. It settles most questions about views, noise and walking distances. Project visuals are in the gallery, and you can ask us for a copy of the site plan or call 9355302055.
