GAIA Residences comes up often in conversations about Dwarka Expressway launches. Part of that is the design, with a glass facade and sky gardens at three levels in each tower, and part is the developer's scale in NCR. This piece sets out the project facts as published, then the points an investor should check for themselves. For the numbers in one place, see the price list and specifications pages.

Earlier listings quoted other prices and unit counts. Treat the developer's price sheet and the HARERA record as the reference, and ask for both before you compare this project with another.
The developer
BPTP, short for Business Park Town Planners, was founded in 2003 and works mainly in Faridabad and Gurugram. By its own figures it has completed more than 50 projects, delivered over 24,500 units and built six integrated townships. The developer page lists these along with the GAIA consultant team.
Like several large NCR developers, BPTP has older projects that ran late. That history is on record, and a buyer should read it alongside the newer launches. For GAIA, the registration on the HARERA portal shows the promoter's declared completion date, the approvals filed and the project account details. Reading that page takes ten minutes and tells you more than any brochure.
Location on the expressway
The site plan shows frontage on the 150 m wide Northern Peripheral Road, which is Dwarka Expressway, with a 12 m service road along the site and 24 m sector roads on two sides. The developer estimates 15 to 20 minutes to IGI Airport T3 and about 10 minutes to the Delhi border. These are developer estimates and peak-hour times will be longer.
A metro line along the expressway is proposed, with no confirmed timeline. For schools, hospitals and retail, we share a list with current drive times on request rather than naming places that are announced but not yet open. The location page has the road details and the Sector 102 guide covers what to check on a visit.
Design and construction
The developer markets GAIA as the first full glass facade on Dwarka Expressway. The consultant list is specific:
- DP Architects, Singapore - principal architect
- Aedas and Blink, Singapore - interiors
- Grant Associates, UK - landscape
- Whitby Wood, UK - structure
The towers are designed for Seismic Zone V, the project is IGBC Platinum pre-certified, and each tower has seven lifts, six for passengers and one for service. Homes are listed with imported marble flooring, a modular kitchen and VRV or VRF air-conditioning. Layouts are described as Vastu-aligned.
Club and sky gardens
Club, podium and landscape together come to 1.75 lakh sq.ft. Each tower has shared floors at 200 ft (co-working lounge), 300 ft (library lounge) and 400 ft (yoga deck). The club lists three pools, about 10,800 sq.ft of fitness space, a spa and hammam, a private theatre, bowling and arcade, a cigar lounge, a banquet hall and a children's wing with a LEGO and robotics room and an observatory. The full list is on the amenities page.
How to think about it as an investment
There is no reliable way to promise appreciation on an under-construction home, and this site does not try. What you can assess is the following:
- Entry price against the finished product. Compare the all-in cost, including PLC, parking and statutory charges, with ready homes of similar size on the corridor.
- Holding period. Under a construction-linked plan, most of the money goes in over the build. Match that schedule to your cash flow or loan sanction.
- Exit options. Check the builder-buyer agreement for transfer charges and any lock-in before possession.
- Running costs. A large club means higher maintenance. Ask for the estimated charge per sq.ft once it is published.
- Rental demand. This depends on what opens around the site by the time of possession. Base your case on what exists, not on what is proposed.
The RERA checklist covers the documents to read before paying anything.
Summing up
GAIA gets attention for good reasons: a named international design team, a large club, sky gardens and a registered project on an expressway frontage. The price, the payment schedule and the completion date are what decide whether it suits your plans, and all three should come from the developer's paperwork. Ask us for the current price sheet and unit plans, and verify the registration yourself on the HARERA site.
